Job Title: Apartment Maintenance Supervisor
Location: Campus Corner Apartments at Green River College
Reports to: Director of Student Housing
Salary: $32.00-$34.00 per hour and a comprehensive benefits package
FLSA Status: Non-Exempt
Summary
Under the direction of the Director of Student Housing, the Apartment Maintenance Supervisor is responsible for curb appeal, preventative maintenance, upkeep, and facility repair. Key responsibilities include managing, scheduling and completing work orders; planning and executing preventive maintenance tasks; coordinating service and repairs with vendors; supervising the student maintenance team; and responding to emergency situations as needed.
Essential Duties and Responsibilities
- Maintains adequate inventory of parts and materials required for common property repairs
- Assists with daily inspections of the community.
- Assists with periodic unit inspections.
- Responds to all work orders and other maintenance requests within 24 hours.
- Develops and implements interior and exterior maintenance programs to ensure quality repairs.
- Manages the prevention and inspection process of pest control efforts.
- Perform monthly inspections of the HV/AC units and change filters as required by manufactory of the system.
- Monitor sidewalks during snow season to help prevent ice build-up.
- Perform general furniture repair, painting during non-turn periods, general plumbing, some appliance repair, minor electrical repairs and HV/AC repairs.
- Monitor roof for leaf and debris in gutters.
- Assists with communication to residents regarding maintenance, facility issues and other topics as needed.
- Assists in bid review and creation from vendors.
- Oversees damage inspections when units are vacated throughout the year.
- Coordinates scheduling of contractors and staff during the turn process.
- Oversees all work performed by various vendors for renovations/repairs and inspections upon completion to ensure quality workmanship.
- Assists with coordinating 24 hours / 7 days per week on-call response for maintenance emergencies.
- Supervision of student maintenance staff employees.
- Manage budget responsibilities as assigned.
- Attend meetings as scheduled.
- Other duties as assigned.

Education/Experience/Skills Required:

- High school diploma or GED.
- 2-3 years’ experience (apartment maintenance preferred).
- HV/AC Certification preferred.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to deal with problems involving several variables in situations.
- Basic typing and computer skills are required. Knowledge of Microsoft Office Suite: Word, Excel, Outlook, Access, Teams is preferred.
